International green building development with RoGBC & Professor Stuart Brodsky, New York University

On the 18th March, ROGBC headquarters had the pleasure of hosting the conference of Professor Brodsky, Directorof the Center for the Sustainable Built Environment in The Schack Institute of Real Estate, New York University School of Professional Studies and Clinical Assistant Professor in the Department of Sustainable Built Environment. The lecture was build upon the ideea of green construction and real estate developement in the U.S.
The discourse path followed :

to point out the context offered not only by the U.S. Building Stock, but also by the climate situation – the last one, coordinated by measurements and statistics regarding both the energy consume process and the rate of GHG emissions -;
-
the accomplishments display of the certification systems LEED and ENERGY STAR – using the comparative study and the observation analysis through time of both systems limitations;
-
the critical and comparative presentation of a suite of sustainable mechanisms, among witch : energetic codes, equipement standards or selection criterias of certification systems, as LEED and ENERGY STAR;
-
choosing and explaining the relevant market drivers both from non-governmental and governmental environment;

and also attaching the recomended tools in the new construction process.
The up-to-date , good study and good observation of the green construction subject in the U.S. left under analysis and documentation the similar and the distinctive situations from Europe.

Liberty Technology Park Cluj received on the 4th of September the final BREEAM International certificate (Building Research Establishment’s Environmental Assessment Method).
The 1st BREEAM certificate for major refurbishments ever received in Romania
It’s the first BREEAM certificate for major refurbishments obtained by a building in Romania, proving thus the developer’s wish to create a project that uses all its resources to offer exceptional comfort and amenities to its residents. Moreover, the BREEAM assessment indicates the concern for capitalizing the industrial heritage, whilst contributing to Cluj-Napoca’s recent history and encouraging the development potential of the sites’ vicinities. The developer’s objectives were, in many ways, exactly the same as the BREEAM requirements.
The industrial heritage that came along with buying the Libertatea furniture factory included 5 buildings. During the first stage of the development, delivered in December 2013, buildings B and C were refurbished. These offer a total of 5 600 sq m occupied by class A offices and a restaurant. At the moment developments for the second stage of the project are ongoing, revitalizing buildings D and E, offering a total of 13 412 sq m.
The developer’s initial intention was to keep and ingeniously use all the resources offered by the former factory, to recycle all that is to recycle, giving thus life to a new ecosystem, built on the remains of the former, without eradicating it completely and rather by putting to good use all that it has to offer.
Green Home Pavilion Concept and ECOPACK

The concept of planning TNI Green Home Pavilion aimed the exposure as expressive sustainable solutions for constructions. The benefits of sustainable design exceed the issues related to environmental protection and come in the effective economic solutions. The concept of planning the pavilion is organic, which uses simple materials, recyclable or reusable for delimitation of four areas: presentation, discussion area, exhibition of new technology and modular exhibition. Each area of pavilion was adapted for the exhibitors by using solid-shaped signal.
For the production of Green Home Pavilion, were chosen recyclable materials as wood and corrugated , provided by Ecopack collaborator RoGBC, which created contrast with standard stands. In this way, Green Home Pavilion was easily to find at the fair because of it’s design based on ecological principles.

First Info Session about Green Home Pavilion RoGBC took place at the RoGBC office Thursday, March 20th .
The session began with the presentation of National Real Estate Fair held by Cristina Bercea , PR & Marketing Manager. TNI is the largest fair of its kind on the Romanian market and it is offering to the visitors real estate financing solutions , eco design building , electrical echipament, home landscaping ingenious solutions , water and air filtration systems and new this year, Green Home Pavilion ( exhibition space for projects and case studies of green residential) .
In the second part of the Info Session we had the pleasure to watch with great interest the concept and design of Green Home Pavilion made by Ina Leonte – Architect Zest Collective.
In the end Monica Zarnescu, Manager Finance & Green Office Romania Green Building Council spoke with the participants about the purpose of the Green Home Pavilion, to educate and explain better the benefits of home buyers about the energy efficient and environmental responsibity .
Green Home Pavilion will be a dedicated space within the TNI fair in Bucharest and provide presentations, case studies and exhibits on green technologies, traditional building solutions and ideas, and free consultations for saving money while providing healthier and higher quality homes.

Sustainable Exterior and Landscape Design

The course “Sustainable Exterior and Landscape Design” was held by trainer Katja Negru Perrey in the “Romania Green Building Professional” platform.
Sustainable Landscape Design and Installation is an important component for building projects seeking internationally recognized green buildings certifications such as ‘Living Building Challenge‘, LEED, BREEAM or DGNB certificates. Topics include: site analysis, drainage and water management, sustainable design considerations, plant selection, landscape installation and maintenance.
Mrs. Negru Perrey is an active member at the Romania Green Building Council, the San Diego chapter of the USGBC and the European Chapter of the World Green Building Council, where she conducts ‘Sustainable Exterior and Landscape Design’ workshops for architects, developers, engineers and other stakeholders of the building industry. Recently she has designed the exterior and landscape for the first ‘Living Building Challenge‘ project in Europe – a library renovation in Cacica/Romania, which is lead and financed by the RoGBC and its member companies.

Romania Green Building Council had the honour to invite Carlo Battisti in Bucharest for teaching the course “Historical Renovations using Green Principles”.
Carlo Battisti has 20 years of experience in several Italian construction firms performing multiple roles. He has worked for Habitech, Distretto Tecnologico Trentino (Italy) – the founding member of Green Building Council Italy – as Program Manager of the Business Unit on Sustainable Materials and Construction Products. He launched the web site ‘green map’; the first Italian on-line database of LEED compliant products.
The workshop provided an overview and case studies about historic building, about main problems and opportunities in sustainable renovation of historic building, a new rating system for historic building sustainable refurbishment assessment and others interesting subjects related to historical renovations.

The Living Building Challenge Certification

Considered a “manifesto in the form of a certification standard”, the Living Building Challenge stands out through a stringency meant to inspire new solutions in order to minimize the negative impact that construction has on the environment, maximize the positive impact and insure the building’s independence from the point of view of resources. This system’s mission is not a mere certification, but performance and the opening of new paths towards excellence in the green building field.
The certification incorporates four main social and environmental problems – climate change,persistent toxic chemicals, loss of habitat/ extinction of species and global inequity, problems that it addressees through seven categories, named Petals, which will be discussed in the further on. The association to the flower comes from the concept of grounded, an organic development which supports the system it belongs to. Thus, the certification’s Petals refer to the various aspects of such a living construction, namely to Site, Water, Energy, Health, Materials, Equity and Beauty.
The first Petal, related to the Site, aims to rebuild the connection between the urban and natural environments. Consequently, an essential aspect is that of not restricting the natural habitat, allowing the construction only on brownfield; additionally, a surface equivalent to the built area has to be devoted to ensuring the species’ freedom in nature. Also, the Living Building Challenge targets the creation of pedestrian areas, through efficient use of infrastructure and the proximity to facilities.
The Petal referring to water seeks to inspire the creation of places, buildings and communities relying on water independent systems that reuse water by filtering it without employing chemicals, gather the rain water and reduce the water consumption. This request is one of the main challenges for the design process, especially in residential areas, where water consumption is higher than in buildings with a discontinuous program. In the end though, this challenge is the first step towards innovation and more and more ingenious solutions custom made for each location.
The energetic request refers to a net zero energy consumption, the building relying on alternative forms of energy. Regarding the Health Petal, this is mostly concentrated on a civilized, healthy environment, and biophilia. The inhabitants need to be able to control air quality, thermal and visual comfort through windows that can be opened. In order to fulfill the biophilia standard, the design needs to be inspired from the elements of nature, helping create the human-nature connection.
The most consistent request of the Living Building Challenge is the one related to Materials, by recognizing and using strictly materials safe for all species in the long term. Thus, a Red List has been constructed, together with a document that inventories safe products – Declare, initiated by the Living Future Institute. Also in the Materials section, the reduction of carbon footprint, the local procurement of materials, the use of responsible industries and a waste recycling and reuse plan are included among the requirements.
Regarding Equity, the Living Building Challenge certified construction needs to be accessible for all social classes, maintaining an equitable life standard, to establish a proportional relation between the human scale and that of the building, all the while ensuring the right to nature, natural lighting and visual comfort for the inhabitants and the surrounding buildings. The Beauty Petal brings up discussions on the education and inspiration of future projects through esthetics and the harmonious integration of the project.
Currently there are 4 Living Building Challenge certified buildings worldwide, with another 40 registerd. Romania applies to this certification with 3 projects initiated by the Romania Green Building Council, who starting February 2011 has been a Living Building Challenge Ambassador. The three projects registered for certification are ecoBiblioteca, The Calnic Project and the RoGBC headquarters.

In the last meeting that took place in late February at RoGBC headquarters, it was establish what needs to be done to finalize the MEP project for the ecoBiblioteca project according to the new changes in the RoGBC design team.
As you know from previous posts, the ecoBiblioteca project will implement, for the first time in Romania (and in Europe) the Living Building Challenge ecological certification, which is the most accurate system for ecological building certification existing in the world. To be eligible for certification, Living Building Challenge requires that the building should be, between others prerequisites, a zero energy building – that means a very high performance envelope of the building and most energy efficient MEP systems and equipments.
According to the technical MEP project, designed by CUNDALL, the RoGBC member JETRUN, provided on the ecoBiblioteca project high performance equipment for heating system and for ventilation system, respecting Living Building Challenge requirements:
– the heating generation design system will be provided by VITASTAL, using a heating pump with borehole soil to water collection. Also, Vitastal will provide expertise in Net Zero Energy prerogative requested by Living Building Challenge certification.
– the distribution of the heating agent and the ventilation ducts will be provided by Thermaflex with duct that respect Living Building Challenge material prerogative.
– The heating system will be with CLINA radiant surfaces at low temperatures (max 30 C) through the ceiling. The design, consultancy and material would be provided by PROMAX Engineering – CLINA Romanian representatives.
– The lighting system design by B-lighting and the fixtures are be provided by our partners OSRAM.
The coordination of mechanical and electrical installation, as well as the implementation on site would be provided by our recent member DAS ENGINEERING GRUP, through its representative dipl eng Alexandra Stoica.
