Green Building Education Initiatives in Romania awarded within the RoGBC Green Awards Gala, May 10

We are pleased to announce that for the 3rd edition of the Romania Green Building Council Awards competition we received a very impressive list of submissions for the Green Building Education Initiative of the Year category. The most appreciated education activities were:
- “Sustainable Development. Integrated concept of built space and energetic audit” – University of Architecture & Urbanism “Ion Mincu”
The Faculty of Urban Planning, Landscape Design Section has developed a new Curriculum of Master in architecture which responds to issues of sustainability, energy, and the environment within the “Sustainable Development – Integrated concept of built space and energetic audit” course. As case study for this course a partnership protocol was signed between Bucharest University, “Ion Mincu” University of Architecture and Urbanism, Babes Bolyai University, Cluj Napoca, and University of Agriculture and Veterinary Medicine The students from Faculty of Urban Planning, Landscape Design Section were involved in the interdisciplinary summer practice.They identified the architectural patrimony of Geopark villages: Sarmisegetusa, Clopotiva, Densus, Santamaria Orlea and the vernacular architecture principal specific features.
- “Energy improvement in the built environment” Transilvania University Brasov – Faculty of Construction;
The Department of Construction & Building Services has organized and developed courses concerning the Management of Water, Energy, Indoor Air Quality and Daylight harvesting.
Notable environmental and sustainable achievements:
-Green Roofs and Cool Roofs have been subjects of papers published by doctoral students.
-A student contest concerning Energy Efficiency in Buildings, Renewable energy applied in buildings, Sustainable use of Materials took place in 2011 in the faculty.
-A laboratory that studies the usugae of heat pumps was recently finalized. MsC and doctoral Students have won an ASHRAE grant focused on Energy Efficiency in Buildings.
-In March 2011 RoGBC organized the “Managing Green Building Projects” course at Aula of Transilvania University of Brasov.
- “Research and Educational Center for High Energy Efficiency Buildings” – University POLITEHNICA of Bucharest;
University POLITEHNICA of Bucharest, in partnership with University of Architecture & Urbanism “Ion Mincu”, ICPE, ISPE, UTCB and Agecom Baia Mare built two passive houses as a laboratory for students and educational purpose.
The monitoring system helps students to better understand:
- Conductive heat exchange through building walls, windows and doors.
- Convective heat exchange through heating recovery units.
- Heat exchange by radiation through radiant heating panels, windows. The monitoring system also uses a pyrometer to collect solar radiation.
Moreover, students learn how to calculate heat requirement of the building using dynamic models, sizing heating equipament, how photovoltaic panels can be integrated in the structure of the house (storage of energy, energy transfer to the national grid) and many other applications.
The winner for this category was “Research and Educational Center for High Energy Efficiency Buildings” – University POLITEHNICA of Bucharest.

This year, based on the interest we’ve seen in the third edition of the Romania Green Building Council Awards, we can definitely say that sustainability is not a niche topic anymore on the Romanian construction market. If in the previous years, the RoGBC Green Awards was usually just a section in a more general real estate awards, this time based on the interest we received and the uprising trend of the green construction in Romania we decided to organize it separately.
It was a great decision since this year’s contest saw an increase in the number of award submissions and a very impressive list of projects, company initiatives, and education institution activity.
On May 10th we’ve invited everybody to come for a drink at Athenee Palace Hilton in Bucharest – one of the greenest Hilton Hotels in Europe, based on the hotel chain’s internal assessment and competition – and find out which finalists were the winners of this year’s RoGBC Awards. Photovoltaic panels – Green energy for the buildings of the future

Etem has prepared a complete solution for the future becomes the present: we produce turn-key solutions for Photovoltaic Panels, fastening systems on flat roofs or ground surfaces, integrate them into building facades or even glass. Everything for us to respect nature and ourselves.
Clamping technology is based on natural ventilation cooling panels thus providing an average of 10-14 degrees, which means an increase in power generated from 10 to 14%.
Etem Solutions offers partners pre-drill profiles so installation is very easy. Also patented clamping “One Turn Screw” ensure rapid assembly structure and the patented “One Turn Screw Clamps” fixed panels and profiles quickly support structure.
Installing photovoltaic panels on the roof uses available space on flat roofs. Additional modules can be added to the principal at any time. The system has special fixing accessories anti-burglar and a stable foundation and heavy concrete structure providing stability on the underlay of the roof.
For assembly and installation of panels on flat surfaces of land use that is modular mounting panel is divided into modules which need contain 1 or 2 solar panels. The Challenge of Building Green in Romania

Sustainability today
In nowadays, sustainability for the industry, business, and products is the topic of discussion around the world.
Almost everywhere you look— real estate, energy, food industry, agriculture, or autos —“green” seems to be a common denominator in any news cut or corporate report.
In the Real Estate sector, although it seems we are all convinced that “green” strategies are necessary, we are reluctant to pay a premium regardless of its price. Are developers willing to pay for green technologies? And if so, how much? The initiative of any construction project in Romania in these post-crisis years might be considered as an act of courage. More than that, a green project is regarded at the beginning with condescension and “sympathy”. Everyone’s first question is “how green the project will be”, followed by “ok, it is an excellent idea but let’s see the concept developing step by step”.
Responding to environmental problems and becoming energy efficient, has been generally a less imminent proposition for professional developers, who primarily strive to secure financing in a subdued market. However, it is common sense that we cannot solve problems with the same mentality which we created them. In this line of thought, being “green” is more a catalyst for wealth creation, communal health benefits, innovation, and new market opportunities, rather than an extra cost of doing business. Not a long time ago, building “green” in Romania was deemed as an imported trend, with a predicted outcome, as the economic conditions and the weak support from the state authorities were discouraging factors.
Nowadays, even with the local construction practices significantly improved and counting the support of truly innovative architects, the sustainability still does not come cheap or easy and applying its principles is often difficult. The initiative and determination of few private developers brought results in delivering “green” projects which applied the sustainability principles. Not only the concern for the environment, but also competition and the continuous strive for product differentiation and, eventually market share, will make ‘green’ propositions inevitably necessary. This is especially true in lean times. All in all, demand from tenants will be growing and regardless of what market players believe now, an asset with a life span of more than 30 years has to be ahead of its time to survive competition. As with many things in many industries, worthwhile innovation is applied into everyday use, hence creating new or renewed demand for products and services. New technologies would achieve a market breakthrough once customers find innovation as being very important, trendy, and adding new meaning and ‘experience’ in using the product or services.
How Does A Sustainable Building Look Like?
When considering a sustainable building, most people still, primarily, think of energy efficiency or renewable energy
sources (i.e. solar power or wind power). However, as global trends are revealing, designing and constructing a green building usually involve additional factors beyond energy efficiency and renewable energy, such as the building‘s carbon footprint, indoor air quality, natural day lighting, water efficiency, native plants for landscaping, adaptability of space, proximity to public transportation, connectivity to basic services in the community, and use of nontoxic, ecological and recycled building materials.
For Gaia Team’s projects, “green” is translated into two important assets: low energy consumption provided by the building concept (the thermal insulation to minimize energy requirements to heat/cool, enhancement of the natural light, shadow elements and the green terraces), combined with the protection of the environment during operation, enhancing the indoor air quality through the use of paints and finishes that have little or no VOC (volatile organic compounds), the zero direct carbon emissions through the geothermal heat pump, heated/cooled floors and air-conditioning with energy recovery.
But it’s not all about ‘what makes a building green’ or ‘how green the building is’, it’s more about ‘WHY’. Sustainable Building Education might sound like a cliché, but it has a tremendous role in preserving the environment, and this should be a major point on the “to do” authorities’ list. The education for “green” aspect is vital in all spheres from primary school to college, from roofing manufacturers, to city planners, developers and real estate agents.
When Does the Green Investment Pay Off?
If sustainability was cheap and easy, most businesses would have achieved it by now, but it’s fundamentally difficult and
often expensive. As long as building green in Romania will be considered more a new-imported trend rather than a necessity and the state involvement is limited, the price that comes with it is still high. From the architectural fees to the construction cost and even to the fee of the accreditation companies, the total extra development cost can easily reach 10% or more extra cost than the one of a conventional building.
The quantifiable advantage of a green building is the lower utilities cost, which can be even 40-50% less than those of a conventional building. Depending on the size of the building and its energy consumption, this cost can be amortized in 5-10 years.
But, there is also the qualitative advantage that is of higher value, even if it cannot be financially measured. It has been proven that mindful-designed green office buildings yield greater employee productivity, less absenteeism, and stronger attraction and retention of employees than standard buildings do.
We strongly believe that corporate sustainability won’t occur without a company mandate that springs more from ethics, rather than economics, and the reality is we can no longer afford not to act responsibly. Our projects represent a visible statement of the company, Gaia Team, about the strong environmental commitment in the first place.

Creating and Managing Greener Workspaces course

On July 5th the RoGBC organized the “Creating and Managing Greener Workspaces” course, part of the “Romania Green Building Professional” certification and training platform.
The course presented key information on various sustainable office solutions. Mrs. Elena Tanase, Market Manager Steelcase Romania & Bulgaria, and Mrs. Mihaela Udriste, Senior Project Director Corporate Office Solutions, discussed about energy efficient and environmentally responsible design principles in an office.
Mr. Finbar Murphy, MEP Leader Arup, presented in a very interesting manor some great ideas, case studies and initiatives of creating and managing sustainable work-spaces. Below you can see a heat pump system that can help improve the energy performance in an office building.

News from Cacica. EcoBiblioteca project

27 september was the date when the local companies from Suceava county and not only learned about the EcoBiblioteca project from Cacica. Through the help of the local authorities, RoGBC organized a meeting with the businesses and explained about the purpose and the intention of such a project. Trying to involve as much as possible local companies is a desirable aspect that RoGBC and biblionet wants to achieve through this sustainable renovation.
The presentation went well and we got positive reactions from the crowd.
The second part of the day was a survey made by the architecture company dicositiganas which will be responsible for the design of the project. We are very glad that we have mr Serban Tigans, who was recently appointed president of the Romanian Order of Architects, as architect for EcoBiblioteca.
Things are moving in the right green direction.
RoGBC and biblionet make the next step in EcoBiblioteca project

On 7 september, RoGBC organized at our office an integrated design meeting which gathered all the parties involved in the project: RoGBC, biblionet, Corporate Office Solution, WSP, Dexion, B Lighting, InterfaceFloor, Dicositiganas and local authorities from Cacica. The summary of the project is to renovate the Cacica library in a “green way” by significantly improving the design, energy performance, lighting quality, indoor air quality and comfort of the building. The project will encourage use of the library as a community space increasing visits and participation by the citizenry. The project will build awareness of environmentally responsible and energy efficient building and renovation techniques and stimulate the creation of green jobs both locally and nationally.
The meeting was definitely a success. We split the discussion in 4 main points, and created 4 different tables;
1. Which are the obstacles encountered and how we overcome them?
2. How do we promote the “EcoLibrary” concept nationally?
3. The objectives of the project.
4. New ideas to overcome the “old” library concept.
All participants had the opportunity to rotate around the 4 tables. All parties expressed their opinion regarding each subject so the discussion was complete from all points of view and valuable information was gathered.
The participants were pleased with the way the meeting went.
The integrated design session is an important aspect for green constructions, in our case this sustainable renovation.
We want to thank all the participants and for those who want to join this project the “doors” are open.
