BNP Paribas report: Overview of the real estate market in Bucharest, at the end of H1 2009

The number of finalized residential units in Bucharest increased from 834 in H1 2008 to 1,041 in H1 2009, while in Ilfov County the residential units decreased with 13%, reaching 2,160 units shows a report elaborated by BNP Paribas Real Estate at the end of the first half of 2009.
Along with information on the general evolution of the real estate investments, integrated in the contemporary economical context, the evaluation lead by the real estate company focuses on five dimensions of the market: the office space segment, the residential one, the commercial one, the industrial one and the land segment.
The authors of this report show that the pessimistic economic outlook and the negative general sentiment of the real estate market have determined the contraction of the office segment. The office area finalized in H1 2009 was 17% smaller compared to the similar period of 2008, due to the delay with several months of projects proposed for delivery in H1 2009.
The worsening of the business environment for retailers was proved by the obvious decrease of the trade volume in the first semester of 2009 compared with the same period of 2008. The drop fluctuated between -1.5% in January and approximately -18% in June. The rise in supply registered during H1 2009 was a result of the completion of projects initiated before the economic crisis, when the local market was facing a strong imbalance between demand coming from international retailers and the available commercial units.
In H1 2009 the industrial segment was marked by the contraction of the leasing activity and low rhythm of completions. The majority of new modern facilities were medium-sized, with the logistic activities as main destination.
In the land sector, even in the context of diminishing asking prices there are still major discrepancies in price expectations between buyers and sellers. Except the landlords who are experiencing financial difficulties, the other owners are not willing to lower the price below a certain level.

RoGBC celebrated a year of activity

The RoGBC, along with its partners Athenee Palace Hilton and Calidus Romania, organized a triple party to celebrate RoGBC’s first year of activity, but also to publicize the first shared sustainable project between Hilton and Calidus. On the same occasion, the three organizations celebrated World Green Building Day.
Among the guests at the event were representatives of RoGBC member companies, but also representatives of other companies involved in projects that require a careful approach to environment.

ProLogis forms Global Renewable Energy Group

The RoGBC member company ProLogis announced yesterday it has formed a Global Renewable Energy Group to procure new business, manage installations and provide development management services for renewable energy projects globally.
“Even through the challenges of the global recession we are finding more ways to create additional value from existing assets,” said Walt Rakowich, chief executive officer at ProLogis. “We are excited to announce the formation of this group, which will enable us to expand upon the proven success in wind and solar projects we already have demonstrated in five countries across Europe, Asia and North America.”
In addition, ProLogis announced a new, 4.8-megawatt (MW) solar project to be installed on eight of its rooftops at ProLogis Park Sant Boi in Barcelona and ProLogis Park Alcalá in Madrid, Spain. ProLogis completed its first solar installation in France in 2005, and now has solar installations on 20 buildings covering 669,000 square meters of roof space.
“Upon completion of the new project in Spain, we will have more than 11 MW of solar installations on our rooftops, which is enough energy to power more than 1,100 homes per year,” said Jack Rizzo, chief sustainability officer for ProLogis.
ProLogis has signed a lease agreement with Recurrent Energy, a distributed power company and a leading provider of solar energy, for 180,000 square meters of roof space in Spain. Recurrent will use the roof space to host its solar installation, and will sell the energy produced to the local utility company through a feed-in tariff. ProLogis will provide construction management services in addition to receiving roof rental fees. Construction is expected to commence in October 2009.

RoGBC Member bauMax Buys Back for the Environment

While the European Commission decided to gradually phase out traditional incandescent and halogen light bulbs from the market, by prohibiting retailers from buying them after September 1st 2009. BauMax Romania could have chosen to purchase large quantities of the old bulbs to make a quick profit from those customers hoarding the product. They chose instead the commendable position to offer a “buy back” program of incandescent in all of its stores, cease promoting the older product, and ensure the return products are properly recycled.
Until the 30th of September 2009, all bauMax stores in Brasov, Sibiu, Cluj, Targu Mures, Craiova, Suceava and Bacau, will take part in a “buy back” campaign. More precisely, bauMax clients will receive support for renewing their home illumination systems
and endow them with energy saving light bulbs. Practically, for each incandescent light bulb brought in any of the bauMax stores, the clients receive a 1 RON discount from the selling price of every Philips economic bulb purchased.
BauMax representatives state that this initiative is intended to raise the Do-It-Yourself client’s awareness regarding the continuous necessity of saving energy, but it is also a tool for communicating bauMax’s commitment to protecting the environment.
All matte incandescent bulbs will be phased out from the market starting September 2009, to encourage their replacement with energy saving, high efficiency light bulbs. The incandescent bulbs already in the stores will still be displayed and legally sold until the stock is cleared.
Expopastoralis Annual Event

The annual event „Expopastoralis” will take place between the 11th and the 13th of September, in Rucar, Arges county. This event involves several thousand people, most of them from an area including the attractive tourism destinations Bran, Moeciu, Sirnea, and the city of Campulung Muscel and its neighboring area. The media visibility of the event involves several transmission hours in the local television (Muşcel TV), plus occasional transmissions from other TV stations. The local authorities are interested to be positioned on the touristic map in Romania and could collaborate for future green positioning on their area.
The member company Star Dome is demonstrating its prototype located in the immediate proximity with the stadium where the event takes place, at roughly 50m from the stage, with direct access to the stadium. The prototype will be exhibited throughout the period, with free public access.
Star Dome is offering to the member companies of the Romania Green Building Council the possibility to provide brochures for the event that will be displayed without cost. Companies can also arrange a larger display of banners, products and/services solutions (within the limits of an outdoor area of 500 sqm, and an indoor area of 40 sqm) and should contact Star Dome directly to discuss the arrangement and potential costs.
In addition, the Rucar Star Dome prototype can become a permanent open platform for demonstration and testing of various green solutions and materials, as well as an exhibition place with the occasion of the regional and local events, in particular, the annual „Expopastoralis”.

The Crowne Plaza Hotel has implemented its own program to save the environment, called “CONSERVING FOR TOMORROW”. The Management has decided to implement an Ecological Garden with vegetables and herbs which will not be chemically treated.
The Ecological Garden is situated in the green area from the back of the hotel and contains the following products: Green Salad, Chili Pepper, Celery, Cauliflower, Mint, Basil, Savory, Egg-Plants, Leaves of Green Garlic, Lovage, Cabbage, Tomatoes.
The main idea of this program is to bring something extra to all the Crowne Plaza dishes, by using 100% ecological ingredients.
Oxford Sustainable Group launches €200 million renewable energy fund

The RoGBC member Oxford Sustainable Group, the leading renewable/sustainable developer, announced the launch of The Oxford Renewable Energy Fund 9 (OREF 9) , a closed-ended fund to be listed on the Channel Island Stock Exchange (CISX) seeking to raise €200 million. OREF 9 aims to add value, achieve capital growth and spread risk though investment in and development of a range of renewable energy projects primarily in Finland, Romania and Estonia.
The fund has a duration of five years and aims to deliver a low-risk 20% per annum return to investors after all costs and fees (net). The return requires zero bank financing, meaning high returns with low risk in the current financial market turmoil. The final development value of the projects generated could reach €2 billion.
The fund is targeting institutional and high net worth investors. The market in Central and Eastern Europe has performed well in the past compared to Western Europe and is expected to again perform strongly in the medium term. European and Global demand for energy is high and forecast to rapidly increase. Within Europe there is a strong government commitment to fixed targets and high subsidies to generate a minimum percentage of energy using renewable sources – some countries need to double their renewable capacity by 2020.
The Oxford Sustainable Group will select and manage OREF 9 projects through a process of careful and detailed analysis, due diligence and active management; this means that investments are selected based on the considerable value that the Oxford team can be add to them, taking account of project specifics, local area effects, general planning, political possibilities and market situation/trends. This is the same investment philosophy which Oxford’s previous eight investment opportunities have followed. To date, Oxford’s independently audited projects have delivered over 50% per annum on average.
