Schneider Electric helped cutting the CO2 emissions of the Copenhagen summit venue

If a picture is worth 1.000 words, how many words do you think an energy efficient building makes up for? And it’s not just any building, but the location of the Copenhagen summit, Bella Center. RoGBC member company Schneider Electric helped cutting the CO2 emissions for the site of the UN Climate Change Conference.

To be more exact, the company modernized some technical installations, including the ventilation and cooling systems, 107 circulation pumps and about 2,000 light fittings. 5,268 energy-efficient light tubes were installed and the heating and lightning control system were automated, so that they adjust to fluctuations both indoor and outdoor and take up only the amount of energy needed.

Bella Center is monitored by a building management system that generates hourly reports about the electricity consumption. The Bella Center upgrade prevents about 1,150 tons of CO2 from being emitted every year. Maybe all these numbers don’t seem all that impressive, but think of it this way: the emissions that were avoided by Schneider Electric through the energy efficient system in Bella Center would be equal to about 7 million kilometers on the road in your car. Not bad, is it?

That is Schneider Electric’s way of encouraging the debate in Copenhagen and expressing hope that it will leave behind some revelations on how to save the planet, or at least get on the right track by reducing the CO2 emissions and protecting the environment more than before.

A sustainable vision makes a sustainable business

Can a committed family do something worthwhile for the environment? The answer is “YES”. The Essl family, owner of bauMax Do-It-Yourself international store chain, proved that consideration towards the future generations is a matter of serious social involvement and that the impact of a committed family, running a responsible business, can make a statement for sustainability that would be hard to ignore.

This is the visionary context in which the RoGBC member bauMax opens the first green Do-It-Yourself store in Romania. The commercial unit located in Ploiesti uses innovative green technology for heating and lighting, saving not only energy use, but also money. The store has a floor heating system, connected to heat pumps (that use earth heat and transform it into electric energy). Also, the lighting system uses different lighting schemes for the different areas of the store. Plus, the store favors the use of natural light, through the glass roof insertions.

To complete the ecological concept, the bauMax Ploiesti store is the host of a two-week exhibition dedicated to green building solutions and products, as well as to interactive presentations on sustainable constructions and energy efficiency, both organized in collaboration with the Romania Green Building Council.

Suppliers like URSA, Lafarge, REHAU, Wienerberger, Dexion, Corporate Office Sollutions, Rigips, Calidus, Natural Paint and landscape designer Katja Perrey displayed multiple options for the Do-It-Yourself customers. In addition three specialized trainings brought quality information, delivered by Adrian Moisa (Jetrun), Sorin Pana (URSA Romania) and Andrei Lakatos (University of Architecture, Bucharest). The presentations focused on the improvements that home owners can make in order to lower their energy bills and improve the energy efficiency of their homes.

Furthermore, the exhibition displayed the winning projects of a green renovation contest organized by the RoGBC and bauMax addressed to aspiring students in architecture, construction, engineering to provide visual appeal, information, and a view from future designers about the exhibition’s theme. The jury that graded the projects was formed by: Katja Perrey (KP Landscapes), arh. Andrei Lakatos (University of Architecture and Urban Planning Bucharest), Laura Nemoianu (Romania Green Building Council). The results are here. The Romania Green Building Council joined the store opening to recognize bauMax’s commitment to constructing a better building in terms of environmental responsibility and to introducing more sustainable construction products into their product selection.

BNP Paribas report: Overview of the real estate market in Bucharest, at the end of H1 2009

BNP_ENThe number of finalized residential units in Bucharest increased from 834 in H1 2008 to 1,041 in H1 2009, while in Ilfov County the residential units decreased by 13%, reaching 2,160 units shows a report elaborated by BNP Paribas Real Estate at the end of the first half of 2009.

Along with information on the general evolution of the real estate investments, integrated in the contemporary economic context, the evaluation lead by the real estate company focuses on the five dimensions of the market: office, residential, commercial  industrial and land.

The authors of this report show that the pessimistic economic outlook and the negative general feeling of the real estate market have determined the contraction of the office segment. The office area finalized in H1 2009 was 17% smaller compared to the similar period of 2008, due to the delay with several months of projects proposed for delivery in H1 2009.

The worsening of the business environment for retailers was proved by the obvious decrease of the trade volume in the first semester of 2009 compared with the same period of 2008. The drop fluctuated between -1.5% in January and approximately -18% in June. The rise in supply registered during H1 2009 was a result of the completion of projects initiated before the economic crisis, when the local market was facing a strong imbalance between demand coming from international retailers and the available commercial units.

In H1 2009 the industrial segment was marked by the contraction of the leasing activity and low rhythm of completions. The majority of new modern facilities were medium-sized, with the logistic activities as main destination.

In the land sector, even in the context of diminishing asking prices there are still major discrepancies in price expectations between buyers and sellers. Except the landlords who are experiencing financial difficulties, the other owners are not willing to lower the price below a certain level.

The RoGBC, along with its partners Athenee Palace Hilton and Calidus Romania, organized a triple party to celebrate RoGBC’s first year of activity, but also to publicize the first shared sustainable project between Hilton and Calidus. On the same occasion, the three organizations celebrated World Green Building Day.

Among the guests at the event were representatives of RoGBC member companies, but also representatives of other companies involved in projects that require a careful approach to environment.

The RoGBC member company ProLogis announced yesterday it has formed a Global Renewable Energy Group to procure new business, manage installations and provide development management services for renewable energy projects globally.

“Even through the challenges of the global recession we are finding more ways to create additional value from existing assets,” said Walt Rakowich, chief executive officer at ProLogis. “We are excited to announce the formation of this group, which will enable us to expand upon the proven success in wind and solar projects we already have demonstrated in five countries across Europe, Asia and North America.”

In addition, ProLogis announced a new, 4.8-megawatt (MW) solar project to be installed on eight of its rooftops at ProLogis Park Sant Boi in Barcelona and ProLogis Park Alcalá in Madrid, Spain. ProLogis completed its first solar installation in France in 2005, and now has solar installations on 20 buildings covering 669,000 square meters of roof space.

“Upon completion of the new project in Spain, we will have more than 11 MW of solar installations on our rooftops, which is enough energy to power more than 1,100 homes per year,” said Jack Rizzo, chief sustainability officer for ProLogis.

ProLogis has signed a lease agreement with Recurrent Energy, a distributed power company and a leading provider of solar energy, for 180,000 square meters of roof space in Spain. Recurrent will use the roof space to host its solar installation, and will sell the energy produced to the local utility company through a feed-in tariff. ProLogis will provide construction management services in addition to receiving roof rental fees. Construction is expected to commence in October 2009.

RoGBC Member bauMax Buys Back for the Environment

baumax2While the European Commission decided to gradually phase out traditional incandescent and halogen light bulbs from the market, by prohibiting retailers from buying them after September 1st 2009. BauMax Romania could have chosen to purchase large quantities of the old bulbs to make a quick profit from those customers hoarding the product.  They chose instead the commendable position to offer a “buy back” program of incandescent in all of its stores, cease promoting the older product, and ensure the return products are properly recycled.

Until the 30th of September 2009, all bauMax stores in Brasov, Sibiu, Cluj, Targu Mures, Craiova, Suceava and Bacau, will take part in a “buy back” campaign. More precisely, bauMax clients will receive support for renewing their home illumination systems baumaxand endow them with energy saving light bulbs. Practically, for each incandescent light bulb brought in any of the bauMax stores, the clients receive a 1 RON discount from the selling price of every Philips economic bulb purchased.

BauMax representatives state that this initiative is intended to raise the Do-It-Yourself client’s awareness regarding the continuous necessity of saving energy, but it is also a tool for communicating bauMax’s commitment to protecting the environment.

All matte incandescent bulbs will be phased out from the market starting September 2009, to encourage their replacement with energy saving, high efficiency light bulbs. The incandescent bulbs already in the stores will still be displayed and legally sold until the stock is cleared.
